Our House (for 4) in Meanwood Road
Here are some photos that give an idea of the place (taken before the
new double-glazing was put in throughout followed by redecoration). Unfortunately
I don't have a wide-angle camera, so the room views are pretty hopeless because
they show just a small part of each room. But they're better than nothing.

Hi! If you've come to this site then you're probably interested in finding
out more about the house in Meanwood Road which I hope you might decide
you'd like to join. My name's Peter, I'm a university lecturer,
living with my partner + kids (so I won't actually be in the house myself), and
ideally, we're looking for a group of postgraduate non-smokers, though really
the most important thing is that you're a group of nice people who can get on
well together, enjoy living there, and treat the place decently. We were
both students for ages, so we're very "student-friendly". But we'd prefer
postgrads or young professionals because we've put an awful lot of work into
the house recently, e.g. putting down new floors, replacing the roof a few years
ago, putting down a patio at the back a year ago, and we've just finished
completely double-glazing the place and redecorating. So we don't want it trashed
by non-stop undergraduate parties (a voice of experience here! :-(
But what we most want is a group of nice people who can get on well and
treat the place considerately, so even if you're not a non-smoking postgrad,
if you've got up to three friends and you all like the sound of this place,
please do get in touch.
So What's Nice About the House?
Location
- Not Burley!
It's not in the Burley/Headingley/Woodhouse student ghetto - this might
put you off if you want to be surrounded by undergraduates, but we reckon it's
much nicer not to be there. Certainly it means much less risk of crime - for
which LS6 is notorious - and late night party noise, and correspondingly less
insurance (the house is just over the border from LS6, in LS7).
- Quiet, with a Taste of the Countryside Behind, it looks over
fields where horses graze, sloping down to Meanwood Beck (too far down for any
risk of flooding!) and then up on the other side to the Meanwood Valley Urban
Farm. Shut the front door and the inner door and you'll hear more of the
birdsong at the back than the cars at the front (seriously - it's amazing how
the car noise is suppressed by the slope and the trees!). There's a path to
the farm shop, where you can buy eggs and milk etc. But it's not really a
working farm; more a place where people take kids to meet furry animals, so it'
s not smelly! :-)
- Close to the City and Well Connected As the crow flies, the
house is almost exactly half a mile from Leeds University main entrance. Unless
you're a crow, however, it'll take you 15-20 minutes to walk it (the most
direct route is over the Woodhouse Ridge, which makes a very nice walk if the
weather's reasonable; the road route's just under a mile). If you're not into
walking, Meanwood Road is extremely well served with buses - lots of these go
into the city centre, most of them via the Merrion Centre. Getting to the Leeds
Metropolitan city centre site is dead easy because of these buses, and you're
likely to have plenty of company going there because the house is just up the
road from the Sugarwell student residence.
Rooms and Facilities
- Large Rooms
Though they do of course vary in size and one of them's huge (and pays a bit
more rent as a result). But none are really small.
- Large Kitchen
With outlook over fields; a nice place to sit even if you're not cooking or
eating. Has the usual facilities, plus a microwave.
- Large Living Room
As big as the kitchen, and very comfortable with sofas etc, but unfortunately
without the rural view!
- Excellent Heating
Efficient gas central heating (new boiler just a few years ago), plus a
separate electric shower in the bathroom (so you're not dependent on the supply
of centrally heated water).
- Laundry Facilities etc
Washing machine, tumble dryer, freezer etc, in the large basement store/drying
room.
- Security
Smoke alarms, burglar alarm, security lighting, car parking round the side/back
of the house.
- Garden
Small low-maintenance garden at the front, and a patio area (great for
barbecues with the country view) at the back.
Maintenance
Various large Leeds landlords are notorious for leaving tenants with leaky
roofs and repairs not done for months (a common theme in Leeds Student);
you won't get that here!
- New Roof!
A couple of years ago we replaced the entire roof, and made sure the new one
was well insulated. So you won't have leaks, and should be warm.
- New Windows!
Since Christmas 2005, all the windows are double-glazed, which looks much nicer,
keeps the heat in during the winter, and cuts down noise from the road.
- Redecorated
We recently redecorated the place internally, and then did another partial
redecoration just after all the windows had gone in; hopefully we'll be able to
decorate the outside soon too (not awful, but could do with a new lick of paint).
- Builder on call.
Because we're really keen to keep the house nice, we'll give you the personal
number of our builder, so you won't be waiting for repairs when they're
necessary. What we ask in return is that you do report anything that needs to
be done promptly.
Cost
Er, yes, sorry - the sordid matter of rent does arise!
- Cheap
Basically, we're keen to get people in as soon as possible, having spent so
much on doing the place up. So we've put the rent as an average of £49.50 per
week this year for all but the big room, which is well below the Leeds
average for this sort of thing.
